I am not familiar with Las Vegas rules but most platforms won’t let you apply for a permit unless you are on the title of the property, then you will need to furnish the property after closing unless you are purchasing a property that comes furnished.

You're also going to need survey and engineering work to get the permits done for putting in the utilities to the buildings, flatwork and other improvement requirements around the buildings.

I'd love to utilize their expertise when assessing a property since they are local but I'm not sure what the general expectation is when I don't have a tangible property and I have not entered into contract to work with them yet.Some questions I have are: local regulations/permitting timeline, property's potential from their perspective, landscaping/amenities cost estimate (they also help facilitate this).

My wife and I used to do flips in this area, and I have a couple listings along with long term rentals I manage in the area..For the co-host, they typically do not handle permitting and other items like that (this can be agreed upon between you and the co-host.

Yes, there is a ban on less than 30 day STRs within Ojai city limits, but it is my understanding that outside city limits you just need a permit with Ventura County, the same as Malibu.

I can't speak to that myself, it's not my specialty but I think that would be one of your biggest concerns is their permit processes. 

If there are any known issues(even as simple as a bad $7 shutoff valve) you will not be permitted to turn on utilities. 

Happens every year in wind storms.. but for over hang limbs I just have my tree guy go to the property line and go straight up and cut anything and everything that is over hanging my yard.. in our little berg here Lake Oswego they are Tree Nazi's and you need a permit to take a tree down.. you have to get an arborist to prove its a hazard etc etc..
