This would be a flat fee payment for the use of their license for permitting SFH.

Given that it is near the end of the year, it is almost impossible to get the STR permit  and actually rent it before the end of the year, most likely, I am not able to get any tax benefits in 2024. 

I am intrigued though and will be checking more out as my time permits.

The permit will probably cost $5K alone, maybe a little less.

My concern is whether the city could deny permits for these modifications, such as removing walls or converting a garage, or if they are mainly just concerned with safety and habitability.

Always get permits for conversions and be cognizant of the experience renters will have in your home.
