If I self-source a deal, I contact the listing agent directly to learn as much as I can about the property, activity on the listing, any pending offers expected, DOM, expenses, and seller motivations if possible.

-Christopher I could not agree more I was only trying to give some leverage to move the situation along .There was mistakes on both sides but it is time to light a fire on the problem in light of the pending escrow 

I have been "PENDING" on a SFH property for over one year.  

The worst I've seen was a deal (with a pending offer) on MLS for 89 that had been passed through the hands of 5 different wholesalers and was being offered to me for 300k.
