I was also going to point out Detroit.. prices peaked there in the late 80s and into the 90s when I did my very first out of state ( for me ) lending for BRRR buyers it was Detroit and it was circa 2002 to CA investors. 

This can lead to missed opportunities, especially when speed and flexibility are crucial.Personally, I’ve seen investors switch to creative or alternative financing options, like hard money loans, private lending, or even seller financing, to avoid some of these pitfalls.

In this case, speed is your friend.If you can, pay for repairs out of pocket (or on a credit card or with a loan) do so and then submit the actual bills to the insurance.

In any case, speed and reliability make you a more attractive buyer.

For my personal home, I went cheap and bought nice but inexpensive Costco tub that runs on 110v, takes 1-2 days to come up to temp depending on time of year, and I had no perspective on the speed of 220v units. 

These prices include a dedicated parking space (1 space), high-speed internet and all utilities. 

You go to one peak and look down at the next valley which is lower then the peak but still higher than where you started from.

To speed up the process and keep the prices down I gave them the number to my contractor/handyman.
