Banks must approve a short sale for a short sale to take place, and banks hire appraisers and other real estate agents to perform broker price opinions (BPOs), or estimated values of the home.The goal would be to negotiate with the seller before the home becomes a short sale. 

Are these better than MFH, Retail centers, SFH, I have my opinion, but I don’t know.

My quick opinion is yes, there's money to be made as an investor, but it's not for the faint of heart (or stomach)!

I would like to get an opinion before I purchase my first property in about a month.

In my opinion, dealing directly with the seller for the first deal can be difficult.

It can be an intimidating thing to do when you are just starting out and asking foundational questions.Second, please keep in mind that what I’m going to share is my opinion and others may disagree.

So I would like to get the opinion of some experienced investors.My goal is to buy (3) three to four multifamilies.I inherited a 3 family fully paid off and own my current home.Between the two I have roughly 550-600k in home equity.  

And, in my opinion, more importantly, the lurkers who never comment, now believe they have the "golden key" of information.As you already know, there is so much more to this, in order to stay out of trouble over the long term.
