From personal experience, there are multiple issues that can pop up and it is nice to be local to deal with them.

That $15.6K/year in profit from the new property adds up, especially when you factor in potential appreciation over time.As far as the Roth 401(k) goes, the growth potential is nice, but it’s not going to generate the same kind of passive income you’re going to see with real estate.

They were very nice and told me that I shouldn’t return the month’s rent to their insurance company, considering it was an issue beyond my control.

I ended up having some of my guys through them up to get past VA inspections. 

With you guys having a strong financial base you have plenty of options, you guys just need to pick ONE then go for it.
