Hi all- I’m in a unique / fortunate situation where I’ve found some older homeowners looking to remove the burden of managing a rental property that are willing to seller finance their property to me at $0 down and 1% interest on a 30-year note, no balloon. 

In a competitive situation, this isn't always possible or the best recommendation, but in most circumstances you should try and plan for it.First step in due diligence - > PROBING QUESTIONS! 

On a low end that would put me at $1500 left over after all expenses.Notably, my long-term goal is to continue buying 3-4 unit multi’s and these retirement style commercial buildings.

To me at the time you were marketing it you would be flipping a contract because at that time you would have no ownership interest, but anyway Good discussion, I think we just have different readings, ultimately it’s all theoretical until a judge somewhere interpret’s it.

Some still are careful to leave meat on the bone, but a lot are getting really greedy and play loose with their statements regarding ARV and Estimated Rehab Budgets.

This is what's surprising me at beginning of the year.The Milwaukee insurance agent called me hey your dwelling coverage should be 600k !

I would like to be able to afford my whole mortgage at 100% vacancy in a disaster scenario, which puts me at buying houses less than 200k at the current interest rates including expenses and insurance.

However, my wife was not with me at the time so in respect he had to end the conversation, because I'm sure it was eventually going to lead to making a decision on whatever they were trying to market.
