Will be difficult because you currently live in the property . is the 2nd unit livable and just looking to renovate ? 

I think everyone's situation is different, and when one crafts their buy box, they need to consider their current family and finances.For me, when I started, I wanted to buy 2-4 unit distressed properties in neighborhoods I wanted to live. 

I live in a very expensive market (Seattle, WA) and I am looking to invest out of State.

You could bring less down and possibly have a lower interest rate since you will be living there.

Back in 2022, we tackled a property we affectionately called the "Scary House," and trust me, it lived up to the name.

Hopefully you already worked this out.Aside from HML, there's also an option to do a live-in-flip, where you live in the house for a year and renovate it slowly.

I buy homes as a primary residence with 5% down and move into them keeping my previous as a rental and the area that I live doesn't have new builds that would work for us, otherwise I would buy a new build.
