Just google Ohio Real Estate Convention and you should find it somewhere. 2) Some individuals are interested in passive real estate investing, but have little liquid cash, but significant savings in IRA and 401k accounts and are looking to diversify beyond just stocks, mutual funds, and other public market assets. 3) Always important to work with an attorney, title company, and or closing attorney as you work with a private lender.

I've had my contractor pour a leveling liquid over sections of floor and then run LVP or carpet overtop to correct for a few inches (1-3 inches) in drop in a room or two.

Community Banks are more likely to work with you as an investor, but they are going to require higher liquidity from you, a significant deposit relationship, and will likely not be as agressive with the loan terms that you might find with lenders that specialize in investor deals.

He posted a question, similar to yours, He said he had 180k in liquid cash and he was looking to buy some 8 unit property where his entire 180k in capital plus more for all the closing costs and interest reserve and transfer taxes and the whole nine it would be near 200k.
