look at Rural Japan its closer and much better tenants you can buy homes there for 40 to 60k that rent for 500 to 700. never a worry about tenant issues like your going to experience with C class US tenants.  800 sq ft is a very large home in Hong Kong if your not living with family and your maid in the same apartment

I currently own rentals in Charlotte and Tampa and those were purchased with potential for large appreciation in mind -- not so much cash flow.

Holding LTR in san diego on a new purchase is challenging not to be large negative at high LTV.  

I've largely stayed away from the "sub-to" buz word, but I have done a couple sub-to flips knowing that I only needed to hold onto them a couple months and I was prepared to pay off the notes if they were called.Sub-to for long-term hold on the other hand has me nervous. 

Because the number of qualifying risk/return deals is just not large enough to handle that amount of money at one time.

I always make sure that the properties are cash flow positive, but the large bulk of the money I make from them is from the other items (appreciation, debt paydown, tax benefits, etc). 

I charge higher nightly rates and don't have large properties that can bring unwieldy guests.  

I've read about Benjamin Graham and Warren Buffets approach to investing at large and it resonates with me more so than the crypto-generation. 

But it seems to my simple way of thinking isn't that *also* going to reduce your monthly benefits to a large percent?
