Really what you want look for is the intersection of lower property values and higher rents.

Our focus at the moment is to find vacant lots (preferably at lighted intersections) on highways or near dense neighborhoods.

With depreciation, I like tax free/deferred income.Land in the path of development , preferably nice sized corner parcels at major intersections, one which has to be on the way of future commuters going to work.
