Shayan Sameer Fix n Flip 70% rule
3 January 2025 | 45 replies
I never go off of a flat percentage on anything, I analyze the costs to get to a specific return I target and analyze the risk that is involved. 70% may be an initial metric to see if it is even worth pursuing, but every deal should be evaluated independently based on costs, time and risk involved.
Kolby Knickerbocker should I sell a property to pull out $500K and invest it elsewhere?
15 January 2025 | 18 replies
If you kept the property, and accumulated the CF/yr, it would take you 25 years to get that same equity that's sitting, frozen in your property. Also, if you cashed out and used that same equity as a DP on different RE, at 20% DP, that equity would buy you $2M in PV, not just $700k,...and, I'd be willing to bet, you could find new RE that would have a yearly CF well over $20k/year.On top of that (remembering my initial statement above), any appreciation applied would be applied to $2M, not just $700k.
David Pike Ashcroft Capital AVAF2 Fund 2 Status - Potential Capital Call?
2 February 2025 | 30 replies
The property was worth around $60M but they were doing a capital call to pay down the loan balance but that still had them at negative cash flow and no exit as they could not refinance and the originally equity was basically gone (or would be gone by the time they sold the property). So anyone considering a capital all, either review the numbers or engage someone and pay them to review it for you, just as if you were going to have someone review the initial deal.
