RTR advertises high returns as part of their marketing strategy, but the reality is that many of their properties do not perform as well as advertised.

@Chris Kay finding a quality, cost-effective contractor is extremely difficult:(There are thousands of contractors that are great talkers, but rarely perform within budget.Standard bait & switch is to lowball a bid, then once they get started all sorts of things "pop up" that somehow their bid didn't cover.

I see no impact at all, if the above are all performed in concert.Just like REI. 

I’m thinking with a 2.25% rate, that’s a good mortgage to hang on to if it performs well as a rental.

It is also likely that property insurance nation wide will increase substantially.Hopefully investors are performing conservative underwriting.

I’d recommend starting with business credit cards that only require a soft inquiry, so you don’t risk a denial from one bank that could influence the others.

My cabins (1 to 5 bedrooms, all with views, and all except the 1 bedroom is further from town) are still performing well and most are on track to meet or exceed 2023 returns.The days of buying and everything running easy with people filling your dates and throwing cash at you are over.

All things being equal on the asset side, the operation and systems put in place will make or break the performance of the investment but at this point that has almost nothing to do with real estate. 

I can only speak to the Texas market, where malls that focus on creating consumer experiences (coffee shops, kids play area, entertainment-based tenants) are still performing well even in this age of online shopping.
