@Jon Holdman The mortgage company knew since they were handling my 203k rehab funds and was in direct contact with my contractor. we even filled out a mortgagors letter or completion the second it was finished.

The rules that you cited seem to corroborate my thoughts: "(A) A non-lawyer shall not furnish to another for compensation, direct or indirect, advice or service under circumstances which require his use of legal knowledge or skill in the application of any law, federal, state or local, dealing with taxes, except:(2) A certified public accountant or a person duly enrolled may practice before the Internal Revenue Service, as those terms are defined by the then applicable federal regulations and the extent permitted therein.(4) A non-lawyer may render such advice or service incident to an engagement to provide products or services which he is otherwise authorized to provide, where such advice or service arises out of the providing of such other products or services and was not the principal purpose of the engagement."

I have absolutely no affiliation with B2R finance whatsoever and haven't heard of them since this post but when you come on a public forum (one that appears at the top of a lot of real estate related google searches) and are skeptical of a lender with no direct or indirect experience with them it is just not right to do in my opinion to just throw things out there with no basis.When the gentleman from B2R finance responded to your post you responded with a response not addressing the B2R rep and gave some vague skepticism of out of state lenders and their interest rates compared to your local lender.Not sure what your angle is here, but if you could clarify what your issue with B2R is we would all like to hear it.

@Farouk El KhatibCheck HUD homes owner occupant gets first crack.Local banks have to report annually how they invested in the local area under the Community Reinvestment Act.Call the Chamber of Commerce President and ask who they like in the local banks use the presidents name drop when calling the referral.If you deal with agents try to deal with the listing agent who is in direct contact with the owner and will get full commission.Paul
