Why do you think this man damaged your rental like this?

The man's brother has/is serving time for the same charge.  

I want to buy a place just north in the Seirra valley poor mans tahoe :)

 $1800 (high end of rent range) - $1535 (hopefully mortgage includes full PITI) - $90 (5% vacancy) - $400 maintenance/cap ex - $180 PM (at that low rent point I am using 10% all inclusive) - $50 misc (bookkeeping, utilities that are not tenant responsibility such as slab leak, tax man, allocation of asset protection, etc).  

I am incorporating several tree houses in a development I am working on and because they are such a unique experience I have found every tree house experience is rented out 12 months in advance and attracting top dollar.  

That makes you a con man.

For the remodel I am thinking of extending the main home (which would make it "L" shaped") to incorporate the detached carport and detached bedroom/bathroom.
