this has happened in the HML space the last 5 or 6 years  in my day you put money out at 20% apr minimum.. now with all the money flooding into the game.. 10% apr is common and less.. so margins are super skinny with all the money flowing into that sector as money chases yield.

sounds like you've done some research. timeline and budget seem skinny at the first glance, but if your partner is as seasoned as you make her sound, that might not be an issue.does your budget/holding costs include selling costs?

I think there's skinny FIRE, medium and fat.Medium to me means I still am conscious of cost and value, but don't need to acquire cc cattle hacking travel miles, clip  coupons, shop at grocery outet or to be concerned about my theater, concert, sports games, restaurant or movie budget.  

So it would be safe to assume it would be spent on Plasma TVs, Ipods, cars, clothing, shoes, food, entertainment, ect...Now that is stimulus we could count on!!!!!
