It's been a while since I was communicating with people from there, maybe 4-5 years, but they were horrible!  

You price it is as if it's a tear down, that's why when you do go inspect it and notice it's horrible you're not stressed.

@Juan MoraIf that is what it was, it wouldn't be horrible... but I'm willing to bet it won't be that:First off, you are betting you can get the house down to $450,000.  

That is just something I happen to know a lot about because I've worked in pricing algorithms for airlines etc. in the past and I think your average self manager has horrible pricing.

The existing carpeting is in horrible shape and desperately needs to be replaced - I'm ready to and WANT to install the LVP flooring, but how to do that while the existing tenants are there?

Any one who advises that you keep or transfer Title to your names to obtain lending then transfer it back (horrible) are obviously residential lenders.
