I definitely appreciate your analytical approach....I think the main source of disagreement and confusion in this thread is the notion that you can pay off debt quicker if it's in a HELOC vs. an amortized loan, assuming you're not making any prepayments.

The winds were so strong and fire so hot there were cars turned upside down in driveways, and then melted.The bottom line is that 100 mph winds combined with dry grass and just about any ignition source is unstoppable once it gets going.

Because if you make good money and always have a source of funds for emergencies then you can use the money immediately if you have enough for a down payment on another property or put it in a high yield savings account or treasuries for a low risk return with good liquidity.
