I would recommend finding an investor friendly agent in the area you are wanting to invest to be your boots on the ground.

I had slept on the ground that night, me and my dog... over 1000 miles away from home pursuing the American dream.This was my second flip, I was out of my comfort zone.

Finding some middle ground that is beneficial for both sides is so important and can make or break a deal.

I once rented a 5bed/3bath in two days, just a week before Christmas when the ground was covered with snow and ice.Sitting vacant in the winter increases the risk of frozen pipes or other expensive problems.

Additionally to that I am looking to expand into 3 other markets but I have boots on the ground in those areas.

Whether you’re looking at SFHs, duplexes, or other properties, it’s important to pair on-paper data with boots-on-the-ground knowledge to really get a sense of values.If you’re considering anything serious in Detroit, I’d recommend connecting with someone who knows the market inside and out.

I added a "cowboy pool" to one property...now I've got a pool that needs cleaning and most pool companies don't service above ground pools, go figure.
