If the property can compete at market value rent with the properties that surround in its "As-Is" state,  then yes, slap on a coat paint, replace the carpet, shine the hardwoods, buff up the walls and replace the wall sockets and the door knobs.

I would recommend a gently used home if at all possible because your future maintenance could be substantial depending on what they cut corners on, sub par materials used, etc.

I will gently pull out the existing device, and so long as there is not too much wire in there (the prior guy did it right), I will back out the existing screws and use the same strip/bend.

Outside of that I try to keep a close eye on Market values in the near suburbs of the major cities Roch/buff/Syracuse/Albany which property $ have been on the rise along with most of the nation, which is bringing a lot to flippers out, but I’m more interested in the BRRR long term arena for now. 800-1200$ per door specifically in a suburb driving distance to one of the major city.
