Any suggestions and help would be appreciated.Back in the glory days of the nineties real estate agents would hand out keys for VA and HUD properties as they were all keyed alike...today (at least in Raleigh) you can't even get an agent to show you a house unless you sign a buyer rep agreement and are pre-qualified and blood-typed...

Basically we're all gamblers, some putting it all the line with spec houses and office buildings, etc., others playing it safer with less risky ventures.

Also you can permanently attach a unique identifier such as a little name plate or alike to the tool to prevent honest confusion of what is company owned and not.

I was just curious as to other ideas of investment properties, I know we have to purchase a like property but wasn't sure if it has to be a duplex or can it be a retail or commercial property or can we purchase single family homes to rent out, I think the latter is probably off limits I just looking for different stratagies

In other words, if the property has a mortgage and the property is sold to another person without the mortgage being satisfied, the sale can be nullified since the mortgage is superior to the sale.Typically when you purchase a mortgage/dot you will check title but that is mainly to look at future title events post the recording of the mortgage.Hazard Insurance or alike (flood, wind, etc) is updated to reflect the new mortgagee or the owner of the asset.
