It definitely has fulfilled all of my expectations and more...and what I love most about it is the fact that it is completely user friendly -- it's a very intuitive program with a vast array of features.

I'm also looking to get my hands on a good calculator for short term rentals since I'm terrible with Excel and only have a calculator for long term rentals that I know is missing sections that are specific to short term.Any help you can give me would be very much appreciated :) BiggerPockets has an Airbnb calculator, and I see that you're a pro member.Since you've read the STR book and done other education, you know HOW to pick a market lol.

Invelo is more of an all in one solution to finding, managing and moving off market sellers through the sales process with an emphasis on education and community.

It depends, selling a company you built and grinded for in your twenties would obviously be worth it but like you said sacrificing family time, hobby time, and other self-fulfilling activities may not be worth it. 

Most that have negative feedback about the product are not educated about it.

The education and training they offer is tbd.

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Figure out what specific aspects of BRRR you want to discuss, and tell us what you have done to educate yourself on each of those specific aspects.
