Sometimes they still have the garage door and drywalled the inside... meaning that they did not do a foundation on the garage door line : they did not use a deputy inspector, they did not use the appropriate hold downs (metals) for structural integrity, they did not use the right calculations for framing (ie rafters for ceilings ) that are often changed in a garage conversion... did not use proper headers for windows and doors... etc etc I have been faced with these a lot when representing the buyer and I would : 1.

These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).

Yes when I heard $8K I thought that was crazy too but it's a lot of work because they would need to bust up the foundation dig up the yard to the curb stop and rip out all the pipes.

So, even as the Fed lowers the Federal Funds rate, and as we see the spread between the 10-year treasury yield and the 30 year mortgage rate shrink, upward pressure on the 10-year from longer-term foundational pressures will see mortgage rates tick up or or at least hold steady.While this is neutral/slightly negative news for home buyers, it is very bad news indeed for our friends in the commercial real estate world, who are really seeing the best case scenario for the 10-year right now.
