@Dennis Bragg I especially agree with you that "thinking about older buildings.. some folks underestimate how well older properties can hold up".

After 20 years in the investing game, plus working as an investor-friendly agent, I’ve learned that hesitation can feel like a big hurdle but often ends up being the push you need once you break through it.I’m personally based in San Diego, California, and licensed here, but I’ve also looked into projects across the country with folks who sought better cash flow.

I know some that are 50- 150k per unit. those folks will dump.

If one is a lifer then I like the BTR but if one is going to exit in less than a decade I think the exit might not be what folks were counting on.

Welcome to the BP Community and most folks I know that are in your same situation with properties in 1 or more LLCs end up refinancing those properties into DSCR loans (instead of HELOCs) to extract the cash they need for their next acquisitions.

Watching some of these videos and finding lots of red flags like that which beginners wouldn’t catch but experienced folks will know is b.s.

other than the constant warnings and warning posts I dont think you can expect BP to be the gate keeper for Guru class's  keep in mind some folks do succeed and the cost of a guru package to them was one of the best things they ever did. 

Plus for Bay area folks the fact that you can scoot over and meet them in person is a plus.Good company  and if anyone can make it work in todays market its them .. in my opinion and again I am an investor so take that with a grain of salt..Go meet with them.. do your due diligence and if you think its a fit jump aboard.

I've filled out those little "Enter to Win" cards at the mall for a new car and had timeshare folks blow my phone up for the next 3 months.
