I'm not an agent or based in the area, but in my experience with clients that are, duplexes in/around the Charlotte suburbs at that price range are very hard to come by, unless you're willing to do a gut rehab.

Every REI has a starting point, a build up phase, and an exit phase (this doesn't have to mean out of REI...it refers to cash).The key to determining this is based on an investment plan, and where the REI is in that plan.

Based on the prices, now seems like it's probably a pretty good time to buy in Galveston. 

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.
