I live on long island, closing costs are 25k plus down payments.  2 family houses are MINIMUM 400k but hoping to take advantage of this virus and find some deals. 

Before the virus we had 14K-15K Realtors in KC(Not all are active in selling) now we are just below 11K.

All I hear as an outsider (even prior to the virus) is that retail has been in trouble.

I would look to go FHA for financing at first but plan to refinance in a couple years once this virus blows over.

The numbers worked, but then the virus hit...Will we back to work soon?

The house is currently on the market for $245,000 and I believe with as long as it's been listed and amidst the corona virus fears, that it can be agreed to a lower price.

The few success stories I have heard from within the city of Seattle specifically were with short term rentals, but that has become a dangerous game hit very hard by the virus.

The bill would require the court, if it determines that the tenant’s inability to stay current on the rent is the result of increased costs in household necessities or decreased household earnings attributable to the COVID-19 virus, to make an order for the tenant to remain in possession, to reduce the rent for the property by 25% for the next year, and to require the tenant to make monthly payments to the landlord beginning in the next calendar month in accordance with certain terms.
