I have every piece of land plotted within 3 miles of our target downtown districts in Columbus Ohio and miami florida. we focus on higher density, unlimited floor area, unlimited height deals or at least midrise for economies of scale. when you get to larger deals it gets pretty boring but the money is very easy to pencil and raise capital for

The number one thing I tell fellow investors is that in the city proper you will deal with 36th district court and that has a material impact on the speed with which the court process will proceed if you need to evict.

The property is located in a business district and does not have residential district restrictions, so I think STR is allowable to some extent.
