It depends on a few things: 1) is your deal relatively standard/vanilla (as opposed to something more exotic that will require negotiation?).

I created my SEP-IRA with Charles Schwab in 5 minutes2) Ability to put away up to $61,000 in 2022SEP-IRA Cons1) Meant for Small businesses2) No Roth Feature3) No Loan Feature4) Can't invest in exotic assets(Real Estate, Syndications, Crypto)I like the benefits offered by SDIRA / Solo401K but I realized that I will not benefit as much since I have $0 currently in my retirement account and $0 eligible to be rolled over.Some Why I think having a balance of below $100,000 does not make having a solo401k or SDIRA worth it.Investing in syndications / real estate with a below $100,000 account balance is very difficult.Syndications, normally at a minimum, require $50,000 capital contributions.Buying Real Estate within a retirement account can be risky if you don't have enough funds in the retirement account to account for reserves.You can't use your own funds to help a struggling property held within a retirement account.

But you can't take title to the lot and then build on it without using a very exotic process that doesn't have nearly the IRS guidance of the normal processes.The answer is a construction exchange where you may sell the rental and your QI takes title to the land as part of the exchange and the remaining time and funds in the exchange account are used to fund and complete construction.

As a landlord with 85+ SFR's and 120+ doors total, I can tell you from experience hardwoods are a no-no in rental units.I used to do both basic hardwoods in my properties and even some exotics like Bamboo and Acacia.

If you find a good tax maze advocate (EA, CPA, or just a knowledgeable sponsor) they can certainly give you all sorts of exotic ways of deferring taxes and stepping up your basis at death to forgo them entirely.
