My parents live in Lake Havasu......and I think I have actually witnessed a couple of people spontaneously combust, or it was just an hallucination from heat exhaustion.....either way, it is hot in the summertime!!!

Two big causes of moisture I have observed are tenants running humidifiers and not using exhaust fans when in the shower (make sure your bathroom has an exhaust fan).

As my tax returns have grown more complex getting conventional financing has become increasingly exhaustive with my last fannie mae conforming refinance taking 5 months.I have around 575 liquid in deposit account in addition to all the equity in my portfolio.

After 3 months of total exhausting rehab I refinanced @ 13% & paid him off.I still own this property (it's rented) & the smaller home next door just went on the mkt for $599,900.But we do get 18-20% returns up here based on what we initially pay & what we re-sell them at by holding the notes @ 12-14%.

just keep knocking on doors and making phone calls, I finally got a good deal to sink my hooks in to and have your same issue, in the middle of a refi-cash out to buy this other property and the bank is throwing a wrench on the deal by asking me to pay off a car note to make the 51%DTI ratio. this bums me out but will keep pushing on until I get financing secured to nab this other property, maybe hard money to buy/fix and rent ( I am trying to avoid doing this), or maybe 203K loan, there are too many options, you need to exhaust all possibilities until you get one that fits. good luck brother.

The mortgage I am still paying is still in my mother's name but it has a HAMP incentive, so next year it will be finally exhausted crediting $5k off the loan balance.
