I observe investors dismissing so many properties that fail to meet this arbitrary standard but perform far better than properties that pencil as "1" properties" on an excel spreadsheet.

When you're looking for properties to renovate but not not local to check on progress of the project, it's important that you find or get connected with a general contractor that is credible and has references that you can see.

Instead of actively seeking out buyers, focus on what I do here: establish credibility, showcase your knowledge and competence, and lock in high-quality deals where the numbers make sense.In this space, transparency and honesty are key.

Philadelphia is an excellent market for fix-and-flip and BRRR strategies.

When I see an account without an actual photo or with a truncated name, I immediately give it less credibility.
