Hey BRRRR enthusiasts, If you identify a property (through the MLS or any other method) and want to run the numbers on the BRRRR calculator just to get a ballpark estimate if this property is worthwhile to pursue (visit in person, bring appraiser in, contractor in, etc), how do you estimate ARV and rehab costs?

I’m not a GREAT writer but I’m detail oriented and very enthusiastic about real estate.

I mean their are a lot of car enthusiast out there that would pay fortunes for certain kinds of modified cars.

I'm a construction enthusiast and love everything about construction and learned how to build just by practicing on my own properties and pulling permits as an owner builder.

From a hiring standpoint it will look like you are not enthusiastic about your field and put you in the same pool as everyone else that has a degree with no relevant work experience. 

Newbies are very enthusiastic and want to take action but guru's also know that 99% of their students are never going to pull the trigger and close a deal.

Maybe on the way to their cubicle, they'll even get the chance to enthusiastically answer the boss's practiced peppy "Good morning!"

I enthusiastically welcome any more info on the subject.
