Funny, I used to enjoy it,  but now (in Seattle) I feel its a trap waiting to happen. 

However, as I said an investor could strike an honest deal anticipating that the property will sell for more than the taxes owed and be willing to gamble on that.

I am new to this forum and after enjoying scrolling through tips can anyone help me with a constant problem.

If you've enjoyed a lot of appreciation in the value of your primary home, you may want to start a timer to sell before losing the "lived in the house for 2 of the last 5 years" capital gains exemption (limited; not infinite, but big).  

I'm particularly passionate about developing and working with investors as an agent.Outside of real estate, I enjoy sports and getting ourdoors.Excited to learn and connect with you all!

You also get holidays and weekends while all of your other friends and family enjoy their time relaxing. 

Outside of real estate, I enjoy my kids, travel, exercise, wellness and I am also a former Financial Planner turned Mortgage Lender. 

But to sum it all up my new jersey properties where slightly out preformed by my out of state properties and it took longer for me to really be able to enjoy true cashflow from my NJ properties.
