I'm looking at a potential self-storage deal which I could use some assistance with.

The "what if they..." scenarios in an STR are endless.

Features like stylish countertops, and ample storage make a big difference in both functionality and visual appeal.

The only thing that might prompt me into more aggressive action would be if the municipality started issuing a fine each day that I know I would never be able to recover from the tenant and even then if the items had value to the tenants, I might still put them in a storage unit and charge the tenant back for that until the eviction was complete.

We are in the Self storage and subdivision arena.So again.  

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

Perhaps the second story was the apartment and ground floor was supposed to be storage but then got illegally converted, etc.

We cleared out mountains of clutter, pressure washed the exterior, and tackled endless repairs.

I am not trying to sell books, however my BP book on self storage devotes the last 1/3 of the book to the topic of how to get started in real estate syndications.
