@Jasmine MooreI don’t know if the deal is great or not, but based on the limited amount of information provided, I have my suspicions.Many of us experienced investors, who have looked at, analyzed, rejected hundreds, sometimes thousands of deal offerings, know that inexperienced investors are often influenced by the wrong deal attribute, use incorrect analytical criteria, and place way too much emphasis on perceived potential.

I have no problem with borrowing on my HELOC to flip houses but my wife would like to own rental properties for cash flow...I can’t wrap my head around going into debt for a small amount of cash flow… I feel like the push here is so focused on growing Large to accumulate cash flow while putting very low emphasis on the risk of the debt that is also accumulating.

I realize that "minimal work" implies I can't force too much appreciation so I realize the emphasis really needs to be on finding a good deal -- hence why I'm interested in short sales.I was unsure if FHA financing could be used on short sale properties so thanks for that information.
