Hello Alyssa, Have you looked up your Air DNA rental income, you can project the income pretty easily, I don't know what zip code your property is in, but with Air DNA, for a 3/1 in 78203, you are looking at 51% occupancy, with $37,834 Projected annual revenue at 51% occupancy. 

We finance Short Term Rentals, Mid Term Rentals and Long Term Rentals, for short term rentals we don't require any seasoning, and can use AIR DNA for estimating the Rental income.

There are 6 air bnbs (3 duplex) they are building using the money from selling 12 SFH in the deal. the deal includes this and a 16 plex.

Hello - I own a duplex in Bracebridge, Ontario, Canada - the largest issue I have has been property management - I live in BC, and there are not many property management companies in Muskoka that handle long term rentals - many do air bnb properties, but most property owners who rent long term do the management on their own. 

I haven't looked into the air DNA app to confirm this, but I know it to be true. 

The Rio Grande Valley is about 90% Hispanic, and a portion do have dual citizenship.

I'm looking to get an Air Bnb BRRRR of my own to ramp things up. airdna.com is a good source for market data, rates, seasonal occupancy.

I would say the MOST important things are 1) communication with your guests and getting good reviews, along with 2) having a vetted team (handyman, cleaners, etc.). and 3) document EVERYTHING regarding issues and Air BnB will take care of you (without documentation you're out of luck).

When it goes this far we usually order an air quality test.
