There is a 1 inch gap between the baseboards and wall and the actual floor which presumably leads outside due to my having a room with 3 walls that lead directly outside.

Otherwise the hold up of the sale and going back-and-forth we wanted to avoid.Because it’s now on the closing statement, are these a deductible repair expense like it would have been had it been before closing that would normally just be under schedule E as a repair expense.Cheers.Since the seller credit is now part of the closing statement, it’s generally treated as an adjustment to the purchase price rather than a direct repair expense.

Doing the math in aggregate, the solar fees minus the credits are roughly equal to my electricity bill before the credits are applied, so it is basically a wash.There are additional downsides:I cannot cash out the National Grid billing credits directly.

While I know this throws off my calculations a bit they are still directionally correct.Here are the numbers for my first property:Cash To Purchase - $53,250.25Mortgage Payments - $43,980.00Expenses - $16,738.02Total Cash Invested - $113,968.27Total Cashflow - $22,041.81Appreciation - $81,800.00Debt Paydown - $10,143.12Estimated Tax Deductions - $45,163.55Total Returns - $159,148.48Total Return % = 139.64%I have owned the property for 42 months so my annual returns have been 39.90%.

The layout and comps will ultimately decide which direction to go in -  but it is hard to ignore the fact that families in the price range you mentioned will sour at thought of 4 bedrooms sharing one shower.
