This means finding reliable contractors, inspectors, and, if necessary, real estate agents who understand the flipping process.

Also, banks typically use a valuation process that does not favor the BRRRR strategy. 

If your firend wants to stay in the place AND has the funds/income to do so, they need to refinance in their name ASAP (as part of the process), not 5 yeas from now, not if they remarry, not 10years from now.   

Ultimately it is either a long process to get a check/fix, or they deny the claim.
