Here is my simple Top 5:1.Review the market – Understand the trends and conditions in the area.2.Analyze the property and the numbers – Ensure the deal makes financial sense.3.Visit the property – There’s no substitute for seeing it firsthand.4.Meet the team – Whether it’s your property manager, builder, or contractor, relationships matter.5.Complete inspections and appraisals – These protect you from costly surprises.If all these boxes are checked and the numbers work for your goals, then it’s likely a solid deal.

Even with 200 STRs it isn't a broad enough cross section to assume the changes.You would need to have millions of data points to show the trend IMHO. 

You are in Blenheim area which is trending up but not as nice as Troost or West.

A strong “Core 4” can make managing your investment remotely much smoother and prevent a lot of headaches.Also, as you narrow down cities, pay close attention to factors like job growth, population trends, landlord-tenant laws, and short-term rental regulations.Happy to connect with you, and good luck as you jump in!
