Dual agency can get an agent into hot water FAST, and, for the purposes of an investor buyer, I would say it defeats the whole idea.

The negatives are that you may be shifting your focus from investing to a job, and may defeat the purpose, also when you are an agent you must disclose, and also have to walk a fine line of negotiating yourself a great deal, and if you should be looking out for the person you should be negotiating with.

From my experience, it's surprising how many AGENTS don't understand the forms... so don't feel defeated if you don't understand them after 1 read-through.

Investors (usually from DC and NYC) come to Baltimore frequently seeing these $17K “treasurers” and usually hear back home broken and defeated 6-12 months later.Last point, for anyone looking at Baltimore, lead paint is a (very) real issue.

The 40 year term would be self defeating “...get a lower payment to save up money and then pay it off in full.....” paying more Now will be Less than paying less now and paying extra later.

@Ryan Johnston We've done it both ways, but usually the latter for convenience and speed.It kinda defeats the purpose of even having a properly executed and notarized LPOA if the bank won't recognize it.Either "power-of-attorney" means something or it doesn't!
