On the Buy side as far as an investor I never used the lease option to tie up a property.

I have a considerable amount of cash tied up for possibly more than 2 months.  

Congrats on having the cajones to cut the chord.  

In other words, if you don't fill your unit in the slow season because you're afraid it will cut into your high season revenue, will the high season revenue more than cover the difference?

My realtor provided me with three names of folks he has worked with which is helpful.I spoke with the first one (who is a mortgage broker so not tied to one particular bank) and he said I would need to put 25% down on a vacation/2nd home, or at least 20%.

That's where many cut their teeth in the business. 

Our capital has been tied up with a note out of my IRA so we haven’t bought anything from anybody yet, but Missy is high on our list of prospects.  

I cut off PMs that constantly try to find ways to add revenues by what I call trickery; selling some 3rd party service that they have contracted to all their clients, recommending small fixes turn into large one's,etc, make it difficult to get 2nd opinions. 

I will have no problem getting the mortgage afterwards, I just have some other projects rolling at the moment that tie up cash.Thanks!
