It is not a legal duplex, but it does have two apartments (one is an accessory dwelling unit, so requires that the owner occupy one of the units).

I'll have some time later today to go over the budget again, which is tight on this one and tomorrow I'm meeting my 3d partner there and one of the things we'll do is he will measure exactly what we'd need for new siding and all the accessories you need too and then I can get an exact cost on it.

On the surface students want "cheap", but when they actually look at things: clean, modern, and convenient will win over price.In our "universityville" landlords range from larger companies with hundreds of units; Dick & Jane Public who have an accessory apartment in their basement.

If that's the case, look into whether you could apply for an accessory unit (mother-in-law apartment) as a special use in a SFR zone district.

It seems like a good balance of rental homes (steady cash flow) and side projects like home flips and wholesale (one time cash flows) would be a decent way to earn supplemental income.Well glad to be apart of the site now and hope to learn a lot and one day earn a coveted spot being interviewed by Brandon and Josh on the pod cast!
