Most recently I am using Fidelity's full view product as they are the broker I primarily deal with.I have some historical spreadsheets on Google drive but they mostly just show monthly pay/bills rather than providing any comprehensive statement of our finances.

Personally, I wouldn't totally disagree, but it is very much in the eyes of the beholder what "nice place to live" means.Based on your post, I would assume you are getting requests because you are a new landlord (maybe the old one was not a kind person, so tenants chose not to make any requests) and that you are asking them to pay more rent for a unit that is likely in worse condition than when they moved in.So now, you can either tell them no, or you can accommodate and potentially open up pandoras box of setting expectations that you will cater to all requests all the time, or as noted, you can remove yourself from the equation and hire a PM to handle the requests.

Looking at it from both ends (as I was an investor before I was a lender), to me an investor friendly lender is one that understands what is important to investors and operates their business to accommodate their needs while at the same time making it a win-win transaction.Examples:Have the rehab draw request be non-cumbersome and as seamless as possibleOffer maximum lending (use of leverage) and minimal down payment to help stretch the borrower's funds, even for lesser or non-experienced borrowers.Have the loan NOT show up on personal credit reports.
