I read an article I thought articulated this very well, we are seeing the collapse of a very complex system and this the fruit.  

He flipped houses, built apartment complexes etc....so that's where me wanting to do all of this comes from.

Deals like this do exist out there.In a previous post, I put a graphic of my returns, and you accused me of using data for single family returns.

Now I’m sure BP has all the data and statistics to so h the know better than me what people like and want to hear.

I suspect that is due the psychological aspect in the appearance of it being cheaper in rent, because it's all in the same  area/complex. 

Hello @Yooni Choi,While managing an out-of-state rental property yourself might seem like a money-saving strategy, the reality is much more complex.

Any capital improvements on a not owned yet property would involve a complex 1031 you’d want someone like @Dave Foster involved in.

Jason Hartman, whom I don't agree with on probably more than I do, but whom I follow closely because I appreciate his perspective and all the data he leverages, talks a lot about this. 

That just adds a level of complexity to everything.I think there is so much opportunity in the US, that why would you try to complicate everything x10, but investing in someplace like Spain.
