Hello, We just purchased a single family home that is currently leased to five college students.

We have been sharing a car since 2020 in different households when she worked from home and attended college online.She worked and studied, maintained good grades and was compensated for it via her school and the system.

The problem ended up being so severe the pest company had to tent the house and raise its temperature to something like 110 degrees for a few days.

I thought it might be looked at as a 2 bedroom if college kids use it to split the rent or something.On the other hand.

Just started my first W-2 job out of college and getting into real estate.

I am an investor/agent based on Charlottesville VA and I got my start during college as well.

The tenant pools are great, as we are the State capital, we have two MAJOR hospitals, government jobs, large developments happening (out-of-state union workers), MSU, Lansing Community College, and so on. 

I received a bachelors degree from Mercyhurst University and have wrestled from pre-school all the way through college. 

We both also have finance degrees and are savvy with finances and from an income perspective we are inline with each otherSimilar to what JD stated - We have a living trust where everything eventually goes to the kids and if something were to ever happen we would sit down like adults and resolve it without being vindictive.
