For a good tenant that has paid on time and was keeping the place in good clean condition I probably would have just eaten the charge.

They don't communicate well, don't take responsibility for their actions, do not clean or maintain homes well, and will shaft you when it's time to leave.Other than that, it's a pretty good system.

I'd also look into property taxes and what is included with that $800 condo fee (that is really high though guessing it may include weekly cleaning).

I believe it is because the house went over budget with the first project manager so the solution is to just ignore it.  

They would get that $500K tax free and the rest of the tax would be deferred in the 1031.A very elegant solution that puts $500K tax free in their hands now. 

So I just went with a clean design, laundry in the unit, HVAC, and new appliances sealed the deal IMO

I'd personally say pulling your water heater out and replacing with a wall mount on demand one, would be worth the cost to have in unit washer dryer if you are staying there or renting it, it would be worth it.its always worth doing the big stuff well and correct even if you are cleaning up after someone, the long term hold always prevails, its just a little frustrating front sometimes, but hang in there!
