I think it could be a great strategy in my market to get better cash flow from SFH's while giving you the ability to, theoretically, churn a house in a couple of years and take the profits to duplicate efforts and buy 2 more houses to do LO.

I would advise, if your goal is to generate passive income, to churn that income from your flips into cash flow producing properties, then rinse and repeat.

So in that case I would make the full 50,000.So with my clients for example I can wait for the right property for them whereas some of the larger firms are focused on "churn and burn" because yield is so low per transaction.

You have your criteria and in a hot market might not buy as much hard assets maybe 1 or 2 a year and then churning yield in more fluid assets that are easy to liquidate and get back capital.

NEVER allow a property manager to care for your property unless you own it free and clear remember they make more money CHURNING tenants Their fee is just for receiving the rent in their office on your behalf, they never go out to your property to do a drive bySince your job doesn't allow you to manage the investment, just rent it out to section 8,
