They hate these landlords because the cops know they're part of the reason neighborhoods fail.Tenants pull this sort of garbage because they're neurotic and desperate and under chronic stress that eats at their brains.

Here are some of these excuses:1) I don't have enough energy (as i struggle with a chronic medical condition...)2) I don't have enough time (because I am a young mother of two children...)3) I don't have enough money (because though our savings are growing steadily, it is not enough to do a deal on my own...)4) I don't know enough (at least it seems little relative to the information out there...)So now, Brain, listen well: These 'excuses' listed here are precisely the reasons you NEED to get good at this, and quickly too!

Another elderly tenant (chronic COPD) can no longer climb the stairs so we added a small shower stall to the lower half bath & he now lives on the lower floor.

we send late notices quickly, and add late fees etc. we have a tenant who has been chronically late, then is VERY late,and  at that last possible moment before we turn over to the eviction attorney ,  he pays. 

The term mental or physical impairment may include conditions such as blindness, hearing impairment, mobility impairment, HIV infection, mental retardation, alcoholism, drug addiction, chronic fatigue, learning disability, head injury, and mental illness.

.- The IRS is chronically underfunded indeed, and it is as chronically inefficient.

If you decide that you are ok with chronic late payments that is your decision.  

and it becomes like a chronic illness for an otherwise healthy person when they are adults.Most folks in that situation put rent in a very different mental bucket than loans.

Once we gave a 30 day notice to a chronic late payer, the whole building  improved in terms of on-time payments. 

And chronic late payment is grounds for eviction in most states.
