Ultimately, what you said--location-- is the ultimate risk off AND reward ON play.

Let the GPs do the work and you reap the reward of their hard work and their expertise.Here are some of my thoughts about residential RE investing:- The market is more challenging than in many years.

I do not desire to reward tenants for poor behavior.

It's been challenging to say the least, but the rewards have been better than any other investment vehicle I'm aware of.

We may skip one year if the market is really weak or the tenant is worthy of a reward, but that is rare.Some years and some markets have increased 10% or more in one year, which means you are falling way behind.

Not every property and situation requires it, but yes MOST do, or I should say will be handsomely rewarded for such. 

As long as you can weather a few of those over the years, the rewards of "tenant friendly" policies for landlords can be incredible.Contrasted to a place like Houston or Austin Texas, where fewer tenant protections are in place, and you get a booming flow of new inventory.

NO MONEY in those deals its all Risk and no reward.
