It might be a lot cheaper than pulling all that out  and it would look very mid-century hip, IMO. 

I lived in a variety of neighborhoods in LA, most recently Century City.I'm interested in the Austin market as well, and if you got in 8 years ago, I assume you've been on a bit of a rollercoaster ride?

She hinted around that she'd like to have the furniture that was left behind in the house by the previous owner, nice solid 1950's mid-century modern furniture that I could have sold for quite a lot of money.

@Corbett Brasington, note my experiences come from owning many century old homes.  

They remodeled in 2004 and there is no evidence of it being such an old home except in the basement - but even there it's the best century home basement I've been in - very clean, organized, dry and no smells.The main level is rented out to a local radio station (1 room) and tax professional (2 rooms).
