I operate in the E coast of central Florida and we have a significant dip in Sept into Thanksgiving, and then stay full for the duration of the year.  

It also fits your budget & also I know some of some above 1,300 sqft, good boned, central air, yard space/drive way space having on & off market single & multifamilies in that price range. 

We covered the whole state of NJ so a central location would have been equally far for everyone.
